Frequently Asked Questions

Common questions about mortgage calculators and home financing.

Mortgage calculators provide helpful estimates, but actual rates and payments depend on your credit score, income, debt-to-income ratio, down payment, and current market conditions. For an accurate quote, contact us or start a pre-qualification application.
A typical monthly payment includes principal, interest, property taxes, and homeowners insurance (PITI). Depending on your loan type and down payment, you may also pay private mortgage insurance (PMI) or FHA mortgage insurance premiums (MIP).
The interest rate is the cost of borrowing the principal. The APR (Annual Percentage Rate) includes the interest rate plus lender fees, discount points, and other costs — giving you a more complete picture of the total borrowing cost.
Down payment requirements vary by loan type. Conventional loans start at 3%, FHA at 3.5%, and VA loans offer 0% down. Putting 20% down eliminates PMI on conventional loans. We can help you find assistance programs like CalHFA.
Calculator results are estimates only and do not constitute pre-approval. To get pre-approved, you need to submit a full application with income, asset, and credit documentation. Start your application online or schedule a consultation.
Use the Conventional calculator for standard loans, FHA for low-down-payment government loans, VA if you are a veteran or active military, Refinance to estimate savings on your current mortgage, and Affordability to determine how much home you can afford based on your income.
