Straight answers from a California mortgage broker.

Front-end DTI is your proposed housing payment divided by gross monthly income. Back-end DTI adds every other monthly debt on your credit report: car loans, credit card minimums, student loans, alimony, and personal loans. Lenders qualify on the back-end number.
Conventional loans typically cap at 45% and can reach 50% with strong compensating factors. FHA allows up to 56.9% with automated underwriting approval. VA has no hard cap; 41% is the guideline and higher ratios need residual income to support them.
Any recurring obligation on your credit report or court order: minimum card payments, auto and student loans, personal loans, child support, and alimony. Utilities, insurance, and groceries do not count.
Pay off a small loan entirely (the whole payment disappears), pay cards below their minimums, avoid new credit, or add a co-borrower's income. Even a $200 monthly reduction can move you into a better program.
